This mixed-use parade of three buildings in Fitzrovia is extremely well located and at the time of purchase it presented various asset management opportunities. The income was very low due to the large showroom being vacant along with some of the uppers. A minor refurbishment was carried out which allowed the landlord to secure good lettings.

Attention was then turned to securing a change of use consent for the upper floors of one of the three buildings.

During our client’s ownership, the two shops also became vacant and those were re-let to better tenants, which pushed the rental income of the investment further.

Our client decided to sell in November 2014 and in January 2015, a price was achieved which was over double what the building was acquired for.
