This mixed-use pair of buildings is located on Tottenham Court Road.

Both buildings were in a very tired condition and immediately following purchase, a basic refurbishment was carried out. This allowed the landlord to let them out for the next few years while various options were examined with the planning authorities.

The intention is to merge the two retail units and provide a much larger basement, which will significantly increase the income and the value.

Once that is achieved, the next step is to optimise the upper floors whilst adding more space where possible.
